QNG-certified new buildings

Since 2024, the declining balance depreciation for new buildings allows for a depreciation of 5% of the production costs in the first year and 5% of the respective residual value in the following years. New buildings with the ‘Quality Seal for Sustainable Buildings’ (QNG) also benefit from special depreciation in accordance with Section 7b EStG: in the year of completion and in the following three years, a further 5% of the production costs can be depreciated, i.e. a total of an additional 20% in the first four years. The combination of these depreciations creates considerable tax advantages and allows almost 40% of the entire property to be claimed for tax purposes within the first four years. This enables tax-financed asset accumulation with a significant positive cash flow after tax.

Modernised, listed and renovated properties offer considerable tax advantages through the monument depreciation allowance.

In the first 12 years, 100 % of the refurbishment costs can be claimed for tax purposes.

Often 100% financing is possible, so that equity is only required for ancillary costs and the entire purchase price can be financed via a loan. This allows you to benefit from the leverage effect of debt financing, which significantly increases the return on equity. In addition, the interest expenses are tax-deductible.

The property is financed by the rental payments and tax refunds. In addition, there is often a positive cash flow that is directly available to the investor.
